Simon and his team successfully completed the sale of two of my former BTL properties very recently. I was extremely pleased with his, and the teams, professionalism and confidence in assisting me with the whole process from start to completion. At each stage of the process, they would fully explain what it involved, propose any possible answers to situations if, as and when they arose, and were able to identify perfect and realistically priced experienced tradesmen, if required, to address any specific needs. I was personally very grateful for his advice for a decorator and carpet fitters! They seemed to have a large number of potential buyers to view the properties and oversaw the viewings on my behalf. In both cases buyers were very quickly found. Even when one buyer was eventually forced to pull out, the team were straight back on to identify new viewings to encourage another buyer to be found, which they did. As it happens, these houses were originally bought by my wife many years ago (before she sadly passed away quite recently), as she wanted to set up a buy to let portfolio in preparation for our retirement. It was actually through Simon and his team that her purchases were made and Simon remembered doing this, and so did my daughter who was a lot younger at that time. My wife's experience with Cooke's was the main reason I went back to them for the sale, although they are recognised and regularly recommended when looking to buy or sell property today. I cannot recommend them enough and they continue to be recognised as probably one of the top, if not the best in the area. Well done Simon and the Team!

1 year agoWe used Cooke & Co to sell our property. We have nothing but good things to say about Cooke. Simon came around to value the property and was very friendly & helpful with it being the first time we have sold a property. Zoe was extremely helpful throughout the process, keeping us updated consistently and taking any questions we had. There were a few hiccups during the process, outside of Cooke's control, but Zoe's calmness & communication ensured we remained relaxed throughout. Should we choose to sell again, we would be more than happy to use Cooke & Co.

I live in the USA so I was concerned that the transaction would be difficult but the experienced Estate Agents at Cooke & Company made it easy for me, their communication was excellent.

2 years agoI sold my house through Cooke 2 weeks ago, and the service was exceptional throughout, Pauline and Zoe are so helpful and are always on the end of a phone or email ready to help, Zoe was also very helpful in helping me sorting a completely different matter which wasn't related to the house sale, but she was very happy to help me get it sorted out, and i appreciated it so much, i would recommend Cooke's to another buying or selling their house

The time, care and dedication Zoe put into helping me is unmatched. Her knowledge of the property market, the time spent helping me with various things, her knowledge of the local area, her expertise in the sale & purchase process and other important factors around the legal side is truly appreciated. Zoe went above and beyond at every opportunity to make things as easy as possible for me. And helped tremendously when I needed a listening ear! They've been absolutely Amazing and kept us updated as much as they could, we're first time buyers and everything went super smooth, Zoe was absolutely fabulous and replied to emails almost instantly, cooke and company allowed us to view the property multiple times to get measurements and check different things within the house. I would 100 percent recommend them. ?

We have dealt with Zoe, Harry, and Pauline; -Zoe is an excellent communicator, and you are guaranteed a friendly reply to all of your emails - in a very timely manner too! -Harry is very knowledgeable, both in terms of property and the local area, and is great just to chat with as well! -Pauline was run off her feet when we collected our keys, but still had a wonderful smile and a cheery tone of voice that made us feel so very welcome in the office! 3 years agoFantastic service from Zoe, she has gone above and beyond any estate agent we have ever used , Zoe super kind and super professional , any questions we had an answer within minutes , she always available, always helpful even she replied me in her day off. Was a long story, after I made an offer and accepted ,unfortunately my broker disappeared ,I found out he having some family issues, but Zoe was happy to help, she found me a broker in a day, not only that, she is speeding him to get me the deal too , amazing a broker, he got me the deal in 2 days only . In completion day ,I was working ,I have no day off to get the key, no one believe that, Zoe told me not to worry, she decided to sent Sam to bring the key for me , I could not recommend her enough. 5 star service, she is a credit to Cooke’s & Company Estates , Thank you again to the staff and a big thank you to fantastic Zoe !!

3 years agoFirst time buyer with Cooke and Company and was completely taken advantage of. If you are not 100% clued up about your rights when purchasing a property do not rely on Cooke and company to advise anything that is no benefit to them. Communication throughout the process was very minimal, not professional or helpful. I let this pass as I just wanted to focus on the end goal of purchasing the house. I viewed the house twice, both times there was no waste on the land as they had been removing it before the viewings. A few weeks later, the day I collected my keys I went to view the property and it is FILLED with waste in the back, side and front garden blocking off access. I have before and after pictures for evidence. Cooke and company are taking no responsibility for this although they had it removed previously. Admittedly, they have had fly tipping complaints from the neighbours and removed waste on previous occasions so why not now? Why was I not informed earlier or at least on the day I collected the keys. I have been quoted £1500-£1800 to remove the waste to give you an idea of how much waste has built up. Despite the waste issue, there is not one single positive reason I could recommend this company.

My current home was bought through them and the whole process was nothing short of excellent. The staff at Cooke and Company will go above and beyond to facilitate your every need, from first contacting them to arrange a viewing, right through to purchase. Highly recommended.

The team in the office have been at the end of the phone with any concerns or questions I've had. Harry who did our viewings is very friendly and approachable and I have enjoyed dealing with them. 3 years agoI'd highly recommend Cooke and Co to anyone. Other estate agents I'd dealt with were curt and had their processes set up to suit them and not the buyer but this wasn't the case with Cooke and Co. Zoe helped me to navigate the various issues with a first time buy and was in constant communication with me. She was willing to go above and beyond to make sure everything was right and that I was always up to date with any part of the process, often taking time to explain and talk me through the various aspects of it. She was also a great help with the solicitors by requesting information from them and helping to move the process along when it was slowing down. I dread to think how stressful it could all have been without her.

3 years agoI have been working with Harry at Cooke & Company quite closely recently whilst in the market for a new house. Harry has been professional, punctual and well organised at all times. His knowledge of the property market and local area is truly impressive. Harry’s knowledge for property in general, such as damp and structural issues, as well as electrics and central heating is also a massive help whilst on viewings and he always has a contact within the local area who can provide a quote or advice on any issues that are outside of his profession. The team in the office are extremely helpful, competent and always send documents in a very timely manner. Cooke & Company took the stress out of purchasing a new property and I will definitely work with them again in the future.

All our dealings with Cooke were very positive, from valuation through marketing and to completion. They were always timely and helpful in their responses, and where they were able, they chased things for us whenever we felt the need. I would have no hesitation in recommending their services.

3 years agoI recently completed a house sale through Cooke and Company for which I was Executor. The sale became became legally complicated and prolonged but Zoe and the team provided useful advice throughout. I happily recommend Cooke and Company.

3 years agoDealt with Cooke and Co. on a few occasions over the last few years, and can only express how good they are. Zoe, in particular (not to say Simon and Pauline aren't brilliant either!), has recently not only shown immense professionalism and patience dealing with a difficult transaction, but remained personable and engaging. They do exactly what they say they will do, with integrity and common sense. I can only say that in a time where online companies are trying to take a huge piece of the market, this company has the perfect balance coupled with long serving colleagues. Go to these first and you will not need to change estate agents or mess around - they give clear advice but allow you to make an informed decision. Thank you Zoe, Simon and Pauline.

4 years agoHi this is my first time buying a property ,when I turned up to view the house there was a man who was very approachable and very helpful and answered all the questions I asked wich this made me feel very comfortable and at ease the property was lovely since viewing the property I have had several phone calls to help me along the way to buying the property. If you are looking to buy a house I would highly recommend this company as they go above and beyond

4 years agoI've never met anyone in any profession that works as hard as Zoe. She needs to put a time lock on her laptop use. Could not have asked for any better in my first home purchase, got me the viewing so quick that I bagged a bargain, sorted me out with a fantastic solicitor and put in extra hour after extra hour fixing a roadblock that stemmed from the seller's solicitor not communicating to the sellers some crucial requests. Quite literally took the entire stress out of what is notoriously meant to be one of the most stressful experiences of your life.

Reponses have been quick and actioned upon, viewings arranged quickly and have been very accommodation to my schedule, as well as sharing great knowledge of the local property market.
